Step 1: Ask for one word in every post
A post that says "comment HOME and I'll send you the list" brings more leads than a post that only shows the house. Pick one word for each post, and say what people get for it: the listing details, the homes for sale in the area, or your buyer guide. A clear offer gets comments; a vague one gets likes.
You do
- The post, and the offer in it
Hand off
- The caption with the call to comment, ready for you to post
Step 2: Answer every comment in the DM, in seconds
People comment while they scroll. If the DM comes tomorrow, they forgot why they asked. A comment-to-DM tool, such as ManyChat, InstantDM, or Inrō, sends the DM as soon as the comment comes in. After a comment, Instagram lets you send one message until the person answers, so make that first message one tap: a button that says "Send me the list".
You do
- Choosing the tool and writing the first message
Hand off
- Sending the DM to every comment, day and night
Step 3: Ask for one way to reach them
A handle is not enough to follow up. In the DM, ask for an email or a phone number in exchange for what you promised. One short question is enough: people answer a question, and they leave a long form.
You do
- The question you ask
Hand off
- Saving each answer with the person's handle and what they asked for
Step 4: Send every lead to one place
Leads from your posts, your ads, and your website belong in the same list, with where each one came from. A lead that stays inside the DM tool is the lead you check last. Connect the DM tool to the place you work, once.
You do
- Connecting the tool once
Hand off
- Adding each new lead to your pipeline and your CRM
- Telling you each time a new lead comes in
Step 5: Follow up the same day
A comment shows interest, not a plan. Answer the same day, find out what the person wants, and set the next touch by stage. The lead follow-up guide sets up those steps.
You do
- The first call or the first real conversation
Hand off
- A reminder and a draft reply for each new lead
Step 6: Check which posts bring leads
Once a week, look at which posts brought leads and which offers people asked for. Post more of what works, and drop the offers nobody wants.
You do
- Deciding what to post next
Hand off
- A list of the week's new leads and where each one came from
Where Reddy fits
Reddy takes over part of the hand-off column in step 4. Connect the comment-to-DM tool you already use, and each lead it collects becomes a Client in your pipeline. Reddy tells you in chat when one comes in.
Your tool sends the DM, and Reddy sends nothing to a lead without your OK. The posts, the calls, and the decisions stay with you.
