What is in the CMA
Each report comes from the comp set you reviewed in chat. Ask for rental comps and you get a Rental Market Analysis, with rents in place of prices and no size adjustment.
- The estimated value and range
The estimate from the comparables you kept and the low-to-high range, plus the median price per square foot on a sale CMA when sizes are known. When you set your own price, the report says the agent set it.
- The subject property
The facts on record for the address. For a condo, the report can add what sold and rented in its building.
- Prices by distance
A chart of each comparable's price against its distance from the subject property.
- The comparables table
Address, status, price, price per square foot, beds and baths, size, year built, and distance for each comparable. On a sale CMA, each sold comparable also shows its adjusted value.
- Notes and sources
Your notes, the research behind them, the data sources, and the date of the data. The report says it is a comparative market analysis, not an appraisal.

Where do the comparable sales come from?
Reddy reads live sales data for the property's area when you ask. The comp set is saved, so the report you send later matches the sales you reviewed.
Can I change the comps before the report goes out?
Yes. Tell Reddy which comparable to leave out or bring back, what note to add, or what price you would set and why. The next report shows those changes.
What format is the CMA report?
A PDF, delivered in your chat. Condo building comparison reports come as an Excel file or a PDF, whichever you ask for.
Does Reddy do rental comps?
Yes. Ask for rental comps on an address and Reddy returns comparable rentals to help you price a lease.
Does this replace my MLS CMA tool?
Not necessarily. Many agents keep their MLS tool for the listing presentation and use Reddy for the quick answer: a seller asks what the home is worth, and you ask for comps from your phone without opening a laptop.
