Built for Los Angeles agents
Los Angeles stacks City rules on top of California law. Reddy knows both, and shows you where each one comes from.
Reddy knows the Los Angeles details that slow a deal down: Measure ULA and the City and County transfer taxes, the RSO and Just Cause rules for a rented home, relocation assistance, and the buyer-broker agreement California requires by the offer. Every rule comes with a link to its source, so you can check it before you tell a client.
A net sheet for a City of Los Angeles sale above the ULA threshold
Illustrative workflow with fictional people and properties. Actual results depend on the information and connections available.
Your message
Make a net sheet for my fictional seller: 120 Example Lane, Los Angeles, CA 90049, a single-family home, sale price $6,200,000, closing November 20, 2026, 5% commission, no mortgage, and the seller is not a foreign person.
Confirm the city
Reddy asks whether the address is inside the City of Los Angeles. A Los Angeles mailing address can be outside the City, and the City taxes apply only inside it. You confirm that it is.
Read each transfer tax
The sheet lists the County documentary transfer tax, the City transfer tax, and Measure ULA at the threshold for the closing date, each on its own line.
Add what the sheet leaves out
The sheet shows $5,607,280 in estimated proceeds, after $592,720 in costs: the $310,000 commission, the $6,820 County tax, the $27,900 City tax, and $248,000 of Measure ULA. It has no property tax proration and no title or escrow fees. Add your own fees, and confirm the final figures with your escrow company.
The Los Angeles details Reddy already handles
These are not settings you turn on. They are how Reddy works for every agent in Los Angeles today.
- Net sheets with Measure ULA
The County transfer tax, and inside the City of Los Angeles the City tax and Measure ULA at the thresholds for the closing date. Reddy asks which city the home is in, because a Los Angeles address can be outside the City.
- RSO and Just Cause
Which units the Rent Stabilization Ordinance covers, the once-a-year increase, the Just Cause Ordinance for the rest, and relocation assistance for a no-fault eviction.
- California buyer-broker agreements
The signed buyer-broker agreement California requires no later than the offer, and the agency disclosure that comes before it.
- Seller disclosures
The Transfer Disclosure Statement, the Natural Hazard Disclosure, the fire hazard zone notice, and the other statewide disclosures, each with its Civil Code section.
- CRMLS and TheMLS
The listing rules of the MLSs that serve Los Angeles, and NAR's 2025 options for sellers.
- Comps that know the City
Reddy names each difference that moves a Los Angeles value: RSO status, the City line and its taxes, ADUs and lot splits, fire and flood zones, and the school district.
Local knowledge at no extra cost
The Los Angeles details come with every plan. You pick a plan for your pipeline, not for your market.
Net sheets are estimates and leave out the tax proration and the title and escrow fees. Confirm final figures with your escrow company.
What Los Angeles agents notice
- ULA done for you
The net sheet applies Measure ULA at the City's thresholds for the closing date, and only inside the City.
- Tenant rules you can point to
Every RSO, Just Cause, and relocation answer comes with the City's own page.
- Comps that say why
An RSO unit, an unpermitted ADU, or a fire zone that sets two homes apart is named, not buried in a number.

See pricingBuilt for Los Angeles: common questions
Net sheets, Measure ULA, tenant rules, and what Reddy leaves to your escrow company and attorney.
Which sales does the net sheet cover?
Any sale in Los Angeles County except in Culver City, Santa Monica, Pomona, and Redondo Beach, which have their own rates. Inside the City of Los Angeles, it adds the City tax and Measure ULA.
What does a Los Angeles net sheet leave out?
The property tax proration and the title and escrow fees, which each company sets. Add your own fees, and Reddy puts them on every sheet.
Does Reddy know if a rented home is under the RSO?
Inside the City of Los Angeles, Reddy gives the City's rule and points you to the Housing Department's lookup for the address. In unincorporated Los Angeles County, the County's own rent rules apply instead, and Reddy gives those. It does not guess from the age of the building alone.
Is this legal advice?
No. Reddy gives the rule and its source. For a contract, an eviction, or a dispute, your attorney decides.
